Measure perimeter, height and ceiling separately
Wall finishes follow wall area; skirting and coving follow perimeter; ceiling paint follows floor/ceiling area. One set of room dimensions feeds several different types of quantity.
Deduct openings only where appropriate
Doors and windows reduce wall paint and wallpaper area, but they do not usually reduce coving. Door openings can reduce skirting.
Use product-specific coverage
Paint coverage and wallpaper roll yield vary. Enter the values from the actual product and pattern repeat where relevant.
Round to the units you can buy
Paint comes in tin sizes, wallpaper in rolls and trim in stock lengths. The commercial order should be rounded at the final step.

- Save the raw measurements so the estimate can be reproduced if the supplier queries it.
